Furnished Homes Leasing 30 days or less:
Basic Marketing Service:
- Booking Sites: For VRBO and AirBnB and other booking sites from time to time or as agreed upon, I will perform account management and monitoring, reviewing and responding to inquiries, communications with future tenants, sending arrival instructions, updating availability and rates, monitoring proper accounting and payouts from booking sites.
- Social Media Marketing: Promoting your property on Linked In, Facebook, Instagram, Twitter, Personal Blog and Website from time to time, but no less than 4 times per month.
- Tenant Check-in/Check-out: updating automated codes, sending arrival instructions, post- rental walk through (checking for damages, inventory and securing windows and doors)
- Monthly Invoicing and TOT Reports: Preparing monthly owner report, monitoring tax and local compliance requirements, preparation of monthly TOT reports.
Basic PLUS Maintenance Scheduling
- All of the above PLUS coordinating housekeeping, maintenance, and repairs.
- Maintenance: Scheduling, coordinating and tracking of cleaning, maintenance, and repairs. Personally attending and reviewing services when needed.
- Replenishing of necessities such as toilet paper, coffee, paper towels, etc. after each rental.
- Prepare owner-information and billing. In some cases, where it would be necessary for me to pay on the spot, reimbursement will be noted on monthly invoice and all receipts included.
- 24/7 On-call for tenant emergencies
- Any duties that might be necessary to maintain the property and are mutually agreed upon by Owner and Jodi
