Booking Sites: For VRBO and AirBnB and other booking sites from time to time or as agreed upon, I will perform account management and monitoring, reviewing and responding to inquiries, communications with future tenants, sending arrival instructions, updating availability and rates, monitoring proper accounting and payouts from booking sites.
Social Media Marketing: Promoting your property on Linked In, Facebook, Instagram, Twitter, Personal Blog and Website from time to time, but no less than 4 times per month.
Tenant Check-in/Check-out: updating automated codes, sending arrival instructions, post- rental walk through (checking for damages, inventory and securing windows and doors)
Monthly Invoicing and TOT Reports: Preparing monthly owner report, monitoring tax and local compliance requirements, preparation of monthly TOT reports.
Basic PLUS Maintenance Scheduling
All of the above PLUS coordinating housekeeping, maintenance, and repairs.
Maintenance: Scheduling, coordinating and tracking of cleaning, maintenance, and repairs. Personally attending and reviewing services when needed.
Replenishing of necessities such as toilet paper, coffee, paper towels, etc. after each rental.
Prepare owner-information and billing. In some cases, where it would be necessary for me to pay on the spot, reimbursement will be noted on monthly invoice and all receipts included.
24/7 On-call for tenant emergencies
Any duties that might be necessary to maintain the property and are mutually agreed upon by Owner and Jodi
